These Terms govern access to and use of Property Log websites, applications, property records, communications features, and related services.

Acceptance of these Terms

These Terms and Conditions (“Terms”) are an agreement between you and Core Client LLC, doing business as Property Log (“Property Log,” “we,” “us,” or “our”). By accessing or using the Property Log websites, web applications, mobile applications, property records, communications features, and related services (collectively, the “Services”), you agree to these Terms and the incorporated Privacy Policy.

If you do not agree, do not use the Services. Additional terms presented for a specific plan, purchase, integration, or feature also apply to that activity.

Eligibility and accounts

You must be legally able to enter this agreement. When creating or using an account, you agree to:

  • Provide accurate, current, and complete information.
  • Maintain the confidentiality of your credentials and devices.
  • Promptly notify Property Log of suspected unauthorized access.
  • Accept responsibility for activity performed through your account by you or people you authorize.
  • Use the Services only for lawful purposes and within the permissions granted to you.

Property records and user content

You retain the rights you hold in documents, photos, messages, property information, and other content you submit to the Services (“User Content”). You grant Property Log a non-exclusive, worldwide, royalty-free license to host, store, reproduce, process, organize, display, transmit, adapt for technical purposes, and otherwise use User Content only as reasonably necessary to operate, secure, support, and improve the Services and to fulfill your authorized instructions.

You represent that you have the authority, permissions, and rights necessary to upload, process, disclose, and share the property records, inspection reports, images, personal information, and other content you provide. You remain responsible for User Content and for determining whether it is appropriate to share with other participants.

Property access and handoff

Property Log may permit access to realtors, buyers, sellers, homeowners, invited users, or other authorized participants according to the permissions, invitations, claims, sharing actions, and property workflows available in the Services. Access may change when a participant’s role, authorization, account status, or property relationship changes.

Property Log does not independently determine legal ownership of real property or guarantee a permanent transfer of every property record. Users are responsible for confirming that invitations, sharing choices, and handoff actions are accurate and authorized.

Inspection, maintenance, and professional-services disclaimer

Property Log organizes information; it does not replace professional review.

The Services do not replace original inspection reports, physical inspections, engineering evaluations, contractor assessments, environmental or safety reviews, legal advice, financial advice, insurance advice, or real estate advice. Information in Property Log may be incomplete, outdated, incorrectly entered, or changed after it was recorded. Verify important information and consult appropriately licensed or qualified professionals before acting.

AI-generated information

The Services may use automated and AI-assisted systems to extract, classify, summarize, organize, and answer questions about property information. AI-generated output can be incomplete, outdated, or inaccurate and must not be the sole basis for safety, repair, purchase, sale, investment, legal, insurance, or financial decisions. Review original source materials and seek qualified professional advice.

Realtor and third-party relationships

Property Log provides software. We do not become a party to a real estate transaction, brokerage relationship, inspection engagement, contractor agreement, insurance arrangement, financing transaction, or other third-party relationship merely by providing the Services. Realtors, inspectors, contractors, vendors, buyers, sellers, homeowners, and other participants remain responsible for their own services, statements, conduct, licenses, and obligations.

Fees and payments

Property Log may offer paid plans, packages, credits, subscriptions, or other purchases. Pricing, included features, taxes, renewal terms, cancellation rules, and any applicable refund terms will be displayed at purchase or included in the applicable order. You authorize our payment providers to process amounts you approve. Payment providers may apply their own terms and privacy policies.

We may restrict paid features for nonpayment, expired entitlements, exhausted credits, chargebacks, or payment errors, subject to applicable law and the terms presented at purchase.

Acceptable use

You may not use the Services to:

  • Engage in illegal, fraudulent, deceptive, threatening, harassing, or abusive activity.
  • Access accounts, property records, systems, or data without authorization.
  • Interfere with, disrupt, overload, probe, or circumvent the security or operation of the Services.
  • Upload malware, harmful code, or content intended to damage or compromise systems.
  • Violate privacy, intellectual-property, confidentiality, contractual, or other legal rights.
  • Scrape, copy, reverse engineer, or attempt to derive source code except where applicable law expressly permits it.
  • Send unlawful, misleading, unsolicited, or non-consensual communications.
  • Misrepresent identity, authority, property ownership, professional status, or another person’s consent.

Intellectual property

Property Log and its licensors retain all rights in the Services, including software, interfaces, designs, workflows, trademarks, logos, documentation, and service content, excluding User Content owned by users or third parties. These Terms grant only the limited right to use the Services as provided; they do not transfer ownership of Property Log intellectual property.

Third-party services

The Services may rely on or connect with telecommunications carriers, payment processors, cloud providers, storage providers, analytics services, AI providers, real estate or property-data services, and other third parties. Third-party services may be governed by separate terms and may change or become unavailable. Property Log is not responsible for a third party’s independent products, conduct, or policies.

SMS Program Terms

By separately opting in to receive text messages from Property Log, you authorize Property Log to send messages to the mobile number you provide. Depending on the consent you provide and your use of the Services, messages may include account or security notices, property activity, inspection or document updates, appointment or task reminders, customer-support communications, transaction or service updates, and occasional information about relevant Property Log products or services.

Consent to receive marketing text messages is not a condition of purchase. Message frequency varies. Message and data rates may apply. Reply STOP to opt out and HELP for assistance. After an opt-out request, Property Log may send one final confirmation message and will stop further messages covered by that opt-out unless you later provide valid consent again. Wireless carriers are not responsible for delayed or undelivered messages.

Your use of the messaging program is also subject to the Property Log Privacy Policy.

Suspension and termination

We may restrict, suspend, or terminate access when reasonably necessary because of a violation of these Terms, suspected fraud or abuse, a security threat, nonpayment, legal requirements, protection of users or the Services, or discontinuation of a feature or service. You may stop using the Services at any time. Provisions that by their nature should survive termination will remain in effect.

Disclaimers

TO THE FULLEST EXTENT PERMITTED BY APPLICABLE LAW, THE SERVICES ARE PROVIDED “AS IS” AND “AS AVAILABLE.” PROPERTY LOG DISCLAIMS IMPLIED WARRANTIES, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, AND NON-INFRINGEMENT. WE DO NOT WARRANT THAT THE SERVICES OR ANY PROPERTY INFORMATION, AI OUTPUT, COMMUNICATION, DOCUMENT PROCESSING, OR THIRD-PARTY SERVICE WILL BE COMPLETE, ACCURATE, CURRENT, UNINTERRUPTED, SECURE, OR ERROR-FREE.

Some jurisdictions do not allow certain disclaimers, so portions of this section may not apply to you.

Limitation of liability

TO THE FULLEST EXTENT PERMITTED BY APPLICABLE LAW, PROPERTY LOG AND ITS OWNERS, OFFICERS, EMPLOYEES, CONTRACTORS, LICENSORS, AND SERVICE PROVIDERS WILL NOT BE LIABLE FOR INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES; LOSS OF PROFITS, REVENUE, DATA, GOODWILL, OR BUSINESS OPPORTUNITY; OR DAMAGES ARISING FROM RELIANCE ON PROPERTY INFORMATION, AI OUTPUT, THIRD-PARTY SERVICES, OR UNAUTHORIZED ACCESS, EVEN IF ADVISED THAT SUCH DAMAGES ARE POSSIBLE.

Liability that cannot lawfully be excluded or limited remains subject to applicable law. Nothing in these Terms excludes rights or remedies that cannot be waived.

Indemnification

To the extent permitted by law, you agree to defend, indemnify, and hold harmless Property Log and its owners, officers, employees, contractors, and affiliates from claims, losses, liabilities, damages, judgments, costs, and reasonable attorneys’ fees arising from your misuse of the Services, unauthorized User Content or sharing, infringement or violation of another person’s rights, misrepresentation of authority or consent, or breach of these Terms. This obligation does not apply to the extent a claim results from Property Log’s own unlawful conduct.

Governing law and disputes

These Terms are governed by the laws of the State of Florida, without regard to conflict-of-law principles, except where another jurisdiction’s law must apply. Before initiating formal proceedings, you and Property Log agree to make a reasonable good-faith effort to resolve a dispute by contacting the other party. Nothing in this section requires arbitration or waives any right that cannot lawfully be waived.

Changes to these Terms

We may revise these Terms as the Services or legal requirements change. Revised Terms become effective on the date shown when published, unless a later date is stated. When required by law, we will provide additional notice or request acceptance. Continued use after the effective date constitutes acceptance of the revised Terms.
